BHI
Sales Transactions up 27% from 2009
In
Volume 71, WWP reported that the market on Bald Head Island would be closing
up 2010 with not only its best fourth quarter in 4 years, but possibly
the best last half of the year in four years. Then in Volume 72, we
reported on an article from AARP, which demonstrated a vastly growing
retirement population (Baby Boomer Generation) who reflects an
impressively positive economic outlook over the next five years. Now,
Mitra Kalita, online journalist for the Wall Street Journal, reports that
the market for second homes / vacation homes is on the rise and showing a
much-welcomed improvement!
Areas
such as Cape Cod, Palm Beach, and Hilton Head have seen increases of 9%
to almost 40%, and Mercer Island’s market nearly tripled from its
previous 2009 numbers! According to the National Association of REALTORS
(NAR), as reported via WSJ, existing home sales increased more than 5% in
November. The NAR has also reported that approximately 1 in every 10 real
estate transactions for 2009 was a second home. (Click
here to read entire article.)
While
the more upscale and boutique market on Bald Head Island has not quite
reached 2006 numbers, with 72 sales in 2010 we have certainly attained
2007’s! 2010 sales on BHI rose 18% over 2008 and 27% over 2009. That is
positive news for sellers and buyers alike. With interest rates at their
best in years, and Sellers making the crucial decision to aggressively
price their properties, Buyers are finally coming off the fence and
realizing that this is the perfect time to strike while the iron is
hot.
